I will start by telling you of the origins of the core idea behind your private journey to search for the Jewel of Central America: “Riviera Pacifica” of Nicaragua.
We begin “A tale of two travelers”
We first met Chris and Joy more than a year ago in one of the real estate hunting expedition of Nicaragua. They had joined us and other fellow travelers on a tour that stopped at the various towns of Nicaragua’s Pacific coastlines.
They told us about their business in Denver, a successful home improvement company, and about their dreams of owning a vacation home in Central America. We knew they were serious - their home in Denver was always empty as they spend most their time searching for a perfect second home on the beach. Beach living was in their blood. We kept in touch with Chris and Joy, and a year later they came to visit us at our home in San Juan del Sur, at the horseshoe bay on the southern coast of Nicaragua’s Pacific Riviera. They wandered the clean and uncrowded beach by day, peering across the horizon with the clear blue water landscape dotted with yachters and boats. Painted in hues of gold, amber, green, blue and red, when the sunlight hits them is quite magical.
In the evenings we met for dinner at one of the many fantastic restaurants, such as La Cascada or Las Brisas del Lago, and listened to live music. Chris and Joy were always full of exuberant tales of how they had spent their day.
One day we took them to our favorite turtle-watching beach outside of town where they confessed that they had, as we predicted, succumbed to the charms of San Juan del Sur.
At the end of that week, Chris and Joy invited us to see the home they had decided to purchase. We brought a bottle of wine and watched with them as the sun dipped behind the horizon, beautiful, colorful San Juan del Sur in the foreground. Their house has one of the very best sunset views and this was one of those "special moments" we won't soon forget.
Built in a modern architecture mixing Frank Lloyd Wright traditionalism and Nicaraguan heritage with large windows and doors that open onto terraces and balconies, the house was not yet finished and being built when Chris and Joy bought it and they struck a very good deal. By buying the house under Nicaraguan 306 Tax law, they were able to not pay property taxes, capital gains tax, or income tax on the rental of the unit for a period of ten years. The house is made available for rent when they are not using their house, instead of sitting empty, the Property Management Company will clean, rent, supply, and schedule guests pooling the rental income.
The house offers a casual elegance with signature architectural detailing and use of local craftsmanship and materials. It is constructed of solid concrete topped with red clay tile rooftop and are designed with spacious open and airy floor plans. Chris and Joy was happy to know that it has two bedrooms, two bathrooms and a generous kitchen featuring state of the art appliances, stone counter tops and recessed lighting. All of these are included for one price and with more features like the air conditioning, ceiling fans and natural cooling from the ocean breezes. They even have a choices of wicker, teak and other fine Nicaraguan and imported pieces.
I won't tell you what Chris and Joy paid for the house. Let's just say they paid less than half what it is worth today, and I am very certain this is now a million-dollar home. They're not interested in selling, though. This is their dream house, a place to spend time with their family and friends. Chris and Joy have three children still in high school and college. They use the house whenever they have an opportunity to get away from school and work. They also plan to use the house as a retreat center and a place for their employees to spend a well-deserved vacation.
Can dreams come true in Nicaragua? I'd say so.
