Accommodation: La Capriata 4 – 5 Persons. This is the larger apartment in the main house with approximately 120 square meters. The main living quarters lie on the ground floor thus making it wheelchair accessible if necessary.
* Ground floor: The large living room has a beautiful fireplace with an overhead balcony and stairway to the first floor and a luxuriously decorated and extremely comfortable sitting area. Accessible from the living room is the spacious master bedroom with double bed and double doors opening out onto the east terrace. The en suite bathroom is complete with an extra large bathtub, shower with 3 shower heads, bidet, toilet and sink. A hairdryer is also available for guests.
The spacious kitchen has a round wooden dining table that can be extended to make room for six people to dine together. The kitchen has all the amenities of home including a large refrigerator/freezer, dishwasher, micro wave, 5-burner gas range and oven, toaster, electric barbecue and coffee maker. There is also a pantry complete with washer and dryer.
* First floor: On the first floor, you will find the second bedroom furnished with a double bed and conveniently located bathroom with shower, bidet, toilet and sink. The balcony also has room for an extra bed if necessary. From this floor, you have the opportunity to exit directly onto the west terrace to enjoy the view of the surrounding countryside and watch the sun as it sets in the evening. There is also an outside stairway which gives you access to the southern covered terrace and with the east terrace also partially covered. Our guests can choose to enjoy the sun or shade at any time during the day all year round.
The house is complete with central heating with ‘in floor’ heating on the main level. A final door connects to apartment ‘Il Tulipano’ and remains closed when the apartments are rented separately. It is a double door that creates total noise isolation between the apartments. There is the possibility to rent those 2 apartments together and gives place to a total of 7 persons. The swimming pool is next to the main house in a wide garden.

Our property is situated in central Italy on the borders of Tuscany, Lazio and Umbria provinces. It is surrounded by rolling hills and farmland with a natural border of forests. Just 2˝ kilometers away is the village of Proceno which is globally located between Siena and Rome.
Among the rolling hills you will find a newly renovated farmhouse completely restored in the original Tuscany style. The farm house is divided into two dwellings, ‘La Capriata’ for 4-5 persons and ‘il Tulipano’ for 2 persons. Because the house is built into a hill, there are different levels with terraces on each level and direct walkout access to each terrace.
About 70 meters from the main house there is a newly constructed guesthouse called ‘i Fichi’ which is perfect for 2-3 persons. A lot of typical Italian restaurants are in the neighborhood. Also the Etrusken culture can be found around, also in the famous villages like Sorano, Pittigliano and the Marremma area.
Because you never find more than max. 10 persons at our property it is always very private and peaceful. There are a lot of sun chairs and garden furniture for private and also a high table for combined usage. A barbecue is there to for your convenience. Our former quests told us that this is the place to be for a vacation you feel spoiled with. We made a special guide map for you to discover all the things to see and to do for you.
Location & Nearby Attractions:
Lake Bolsena at a distance of 15 km. Acquapendente 9 km. Proceno at a walk distance of 2-3 km. with all his specific Italian little shops, a bar and 2 restaurants and a castle free to view and to have lunch or dinner. The city's like Rome, Orvieto, Perugia, Siena are well done as a day trip. The ocean is at a distance of 65 km. The Monte Amiata at 38 km. During the winter an excellent place to be for winter sports. The hot springs, which are founded in this area are a must to discover. Horse riding, work-outs everything you like is in the neighborhood.
Policy:
- At charge the tenant will pay 30% of the total hiring sum to landlord. This advance payment of 30% it is considered as the sign of the lease and accepting the general provisions.
- Landlord has been just bound after reception of this amount to the lease.
- The remainder of the hiring sum must be satisfied at the latest 2 months for commencement of the hiring period. When the total amount is not received, the Landlord is free to consider the apartment as not rented out.
- After the sign of the lease finds no refund of the paid amounts find place.
- The tenant has been obliged transfer a guarantee from €500 at the same time with the remaining amount of the hiring sum. The set off of the guarantor will be wound up maximum 30 days after suspension of the rent date.
- Damage which is caused by tenant will be reduced from the guarantee and if damage causes by the tenant more amounts to than the guarantee these are settled with a note.
- Landlord obliges himself at the start of hiring produce it let and in good state to tenant.
- Pats are only aloud with an agreement of the owner and a costs of €100. They may never be free in the garden around or by the swimming pool.

- Low season runs to April 19 and from 01/11 till 20/12/08 € 940
- Mid season: from 19/04 - 21/06 and from 23/08 - 01/11 € 1280
- High season from 21/06 - 23/08 € 1530
Christmas time rates see high season. A booking runs normally from Saturday to Saturday.
Price Includes:
- Gas, water and electricity
- Bedding and linens which are changed once a week. If you wish to have additional changes, this can be arranged for an additional fee of 40 Euro.
- Final cleaning after departure, assuming the rental unit has been left in a neat and orderly manner
